What happens when you buy a home?

At every stage your point of contact is the same sales representative. You know from the start what you will sign and what you will pay at each stage; there are no surprise items.

The buying process

  1. 01

    First contact

    First contact by telephone, WhatsApp or the information form. The project, unit type and budget range you are interested in are noted; suitable units and the delivery schedule are shared.

  2. 02

    Sales office visit

    You tour the show flat and the model and review the floor plans and the Building Safety Report at the table. Payment plan options are given in writing; no same-day decision is expected.

  3. 03

    Contract

    The preliminary sale or sale contract is signed at the notary. Unit number, payment plan, delivery date and the technical specification are annexes to the contract; the text is the same for everyone.

  4. 04

    Title deed

    In completed projects the title is transferred at the land registry by appointment. In projects under construction the condominium easement title is transferred at the stage written in the contract.

  5. 05

    Handover

    On handover day the unit is toured together and the handover record and checklist are signed. You receive the handover file, the residents' guide and the request line details.

TITLE DEED AND FEES

What is paid at the land registry?

On transfer of title, the buyer and seller pay the title deed fee and the revolving fund charge. The fee is calculated on the sale price declared to the land registry and its rate is set by the tariff published each year.

We declare the actual sale price in the contract; we do not suggest under-declaration. Our sales office informs you in writing of the current fee rate, the revolving fund charge and any discount arrangements before your land registry appointment.

· Title deed fee: on the declared price, according to the tariff
· Revolving fund charge: collected by the land registry office

· Condominium easement and ownership procedures: at the stage written in the contract

HOME LOAN

How much can I afford?

A home loan is taken in the amount and for the term the bank sets according to your income and the appraised value of the home. Banks usually lend a portion of the appraised value; the rest is the down payment.

The calculator below starts from your monthly instalment capacity and shows the approximate loan amount you can obtain and your total housing budget. The interest and income share fields come with example values; replace them with your own offer.
